What we provide
Completely Personal Homes provides residential design services. That includes in-home consultation, as-built plans, concept drawings, renderings and walk-through videos, pre-construction drawings, architectural approval packages, product selection guidance and permit ready working drawings, as set out in your own proposal.
Construction itself is carried out by your builder or contractor under a separate agreement between you and them. We are not party to that contract and do not supervise the work on site unless we have agreed to in writing.
Proposals and fees
Each proposal sets out the stages included, what is delivered at each stage, and the fee. A proposal is valid for thirty days from the date it is issued.
Fees are invoiced by stage as the work is completed, not in advance of it. Additional work outside the agreed scope is quoted separately and only proceeds once you have approved it in writing.
The initial consultation
The first in-home consultation is a no obligation appointment of approximately ninety minutes. There is no fee for it and it carries no commitment to proceed on either side.
Revisions and changes
Concept development includes the revisions described in your proposal. Where a change is requested after a stage has been approved, or where the scope of the project changes materially, the additional design time is quoted before it is carried out.
Drawings, renderings and ownership
Drawings, renderings and videos produced for your project are prepared for that project and that address. You receive a licence to use them to obtain pricing, approval and permits, and to build the work described.
We retain copyright in the drawings and the right to photograph and publish the finished project. If you would prefer your project not to appear in our portfolio, tell us and we will respect that.
Estimates, approvals and permits
Costs discussed during design are estimates based on experience, not quotations for construction. Only your builder can price the work. Drawings are prepared to give that pricing a sound basis.
Where a project requires architectural control committee approval or a building permit, we prepare and present the package required. We cannot guarantee the decision of any committee or authority.
Cancellation
You may stop work at any point. Design time already carried out is invoiced up to that date, and nothing further is charged.
